What Is Tenant Perlindungan Program?
The Tenant Perlindungan Program is an exclusive program offered to SPEEDHOME tenants designed to protect your rental payment and deposit payment as a tenant.
In the event of hospitalization or permanent disablement due to an accident, the Tenant Perlindungan Program will be activated to cover up to RM10,000 of the total rental for your family staying in the rental property during the insured tenancy agreement.
On top of that, if you are a deposit-paying tenant and the landlord forfeited your deposit without a valid reason, your last month's rental will be refunded.
This Tenant Perlindungan Program is collectively offered to SPEEDHOME tenants by Speedrent Technology Sdn Bhd (“SPEEDHOME”) and Allianz General Insurance Company (Malaysia) Berhad (“Allianz”). It combines products/services provided by SPEEDHOME and an insurance policy underwritten by Allianz.

1. What is this Tenant Perlindungan Program?
The first & exclusive in the Malaysia rental market, this Tenant Perlindungan Program is collectively offered to SPEEDHOME tenants by Speedrent Technology Sdn Bhd (“SPEEDHOME”) and Allianz General Insurance Company (Malaysia) Berhad (“Allianz”). It combines products/services provided by SPEEDHOME and an insurance policy underwritten by Allianz.
It is SPEEDHOME’s new initiative to provide you with an Allianz insurance plan that can cover either your rental payments up to RM10,000 if you suffer Permanent Disablement or your rent for (1) month up to RM1,500 if you are hospitalised following an accident (collectively, "Rental Income Benefit"). This program also includes other benefits such as Hospital income, Medical Expenses benefits, and more.
On top of that, if you are a deposit-paying tenant and the landlord forfeits your deposit at the end of the tenancy without a valid reason stipulated in the tenancy agreement, your last month's rental will be reimbursed back to you at the end of the tenancy period upon receiving a dispute request within twenty-one (21) days from the date of the end of the tenancy. Deposit Loss Protection is a product of SPEEDHOME and not Allianz.

2. How does the RM10,000 Rental Income Benefit (due to permanent disablement benefit) work?
This RM10,000 Rental Income Benefit is triggered when the insured tenants become Permanently Disabled due to an accident within twelve (12) calendar months from the Date of Accident. Allianz will disburse up to RM10,000 to SPEEDHOME to cover your rent based on the remaining tenure with SPEEDHOME, and any balance after deducting the remaining rent will be given back to the insured tenant by Allianz.
3. How does the RM1,500 Rental Income Benefit (due to hospitalisation) work?
This RM1,500 Rental Income Benefit is triggered when the insured tenant is hospitalised for more than five (5) consecutive days as a result of an accident.
Any claim payable under this Rental Income Benefit following hospitalisation shall be used to pay the insured tenant's rent for one (1) month, up to RM1,500, and shall be paid directly to SPEEDHOME.
4. Can I claim rental income due to permanent disablement and hospitalisation at the same time?
No. The Rental Income Benefit is only payable for either (i) Permanent Disablement or (ii) hospitalisation, and not both.
5. How to be eligible to join this Free Tenant Perlindungan Program?
The Tenant Perlindungan Program is offered to Eligible Tenants who are renting a property with a rental value of RM500 or above and with a 12 months tenancy via SPEEDHOME.
Additionally, to be eligible, the tenant must be a Malaysian, Malaysian permanent resident, work permit holder, pass holder, or is otherwise legally employed in or is legally residing in Malaysia, aged from eighteen (18) years old up to seventy (70) years.
6. I'm not a SPEEDHOME tenant. Can I purchase this plan at my own expense instead?
No, the Tenant Perlindungan Program is only available and exclusive for SPEEDHOME tenants.
7. How does the Deposit Loss Protection works?
1-month deposit protection is only applicable for tenants who opted to pay a deposit when renting a property on SPEEDHOME. The last month's rental will be reimbursed back to the tenant at the end of the tenancy period if the landlord forfeits a tenant deposit without a valid reason stipulated in the tenancy agreement.
To claim a 1-month deposit loss from SPEEDHOME, tenants must dispute to SPEEDHOME within twenty-one (21) days from the date of the end of the tenancy.
8. Can I redeem the Free Tenant Perlindungan Program if my tenancy is below 3 months?
No, the Free Tenant Perlindungan Program is only applicable for tenancy agreements of 12 months and with a monthly rental value of RM500 or above.
9. Can I redeem the Free Tenant Perlindungan Program if I only rent a room on SPEEDHOME?
Yes, the Free Tenant Perlindungan Program is applicable when you rent any unit with a monthly rental value of RM500 or above and with a minimum 12 months tenancy period.
10. If I terminate my tenancy with SPEEDHOME, do I still enjoy the benefit from Tenant Perlindungan?
No, this Tenant Perlindungan Program benefits will become invalid/expired once your tenancy is terminated or ended.
11. I am a foreigner renting a house on SPEEDHOME. Can I still redeem the Free Tenant Perlindungan Program?
Yes, you can redeem the Free Tenant Perlindungan Program as long as you are either one of the following:
- A permanent Malaysia resident,
- A work permit holder,
- A Visa pass holder,
- A legally employed employee in Malaysia, or
- A person legally residing in Malaysia.

12. Can I concurrently claim the Medical Expenses and Bill Compensation benefits under the Free Tenant Perlindungan Program?
Yes, you can claim both Medical Expenses and Bill Compensation concurrently.
13. What is the difference between Medical Expenses and Bill Compensation benefits?
Bill Compensation covers the total amount of current charges as stated in the latest bills in the immediate period before the date of the accident. Medical Expenses only cover the cost of medical treatment incurred due to an accident.
Note: The term "bills" means any or all of the following which is registered in the name of the Insured Tenant and is issued in Malaysia:
i) Utility Bill for electricity, water and sewerage bills; and
ii) Telecommunication Bill for phone (landline and/or mobile) and internet bills;
14. I am a student renting with SPEEDHOME. Will the benefits under the Tenant Perlindungan Program be for my parents or me?
The benefits will only cover the primary tenant named in the tenancy agreement.
