(Rental Administration & Collection SaaS)

1. Service Scope

The Landlord subscribes to the Speedhome Standard Tier ("Subscription"), which includes:

  • Automated Rent Collection: Payment gateway processing, reconciliation, and remittance;
  • Tenancy Dashboard: Digital tools for tracking payments, invoices, and receipts;
  • Digital Documentation: Secure storage and management of the Tenancy Agreement;
  • Tenant Communication Tools: Automated payment reminders and notices; and
  • Eviction Guidance Tools: Standard notice templates and procedural checklists (best effort basis).

2. Subscription Term

2.1 Duration

The Subscription Period is twelve (12) months from the Tenancy Commencement Date.

  • If the Tenant leaves early: The Subscription remains active for the Property.
  • Replacement Tenant: The Landlord may find a replacement tenant through our matching service at no additional cost. The new tenancy will continue on the existing Subscription for the remainder of the 12-month term.

3. Fees

3.1 Subscription Fee

The Standard Subscription Fee is RM799 for the 12-month Subscription Period, payable upon activation.

3.2 Processing Fee

A Processing Fee of 1.88% + SST shall be applied to all monthly rental collections processed through the Platform.

4. Cancellation & Refund

4.1 Cancellation Within 60 Days


The Landlord may cancel the Subscription within sixty (60) days from the Tenancy Commencement Date by providing not less than fourteen (14) days' written notice.


Refund: 100% of the Subscription Fee.


Conditions: Full refund is subject to (a) no outstanding rental or utilities owed by the Tenant, and (b) no OTR advance (if applicable) remains unrecovered.

4.2 Cancellation After 60 Days


If the Subscription is cancelled after 60 days, refunds will be calculated based on the following schedule:

Refunds will be credited to the Landlord's registered bank account within 3-5 working days.


Upon cancellation, the following services will cease:

  • Rent Collection Service;
  • On-Time Rental (OTR) advance (if applicable);
  • Payment remittance to Landlord; and
  • Platform access for the Property.

The Tenancy Agreement between Landlord and Tenant remains in effect. The Landlord will be responsible for collecting rent directly from the Tenant.

6. On-Time Rental (OTR)

OTR is an optional add-on available at an additional cost.


If purchased, OTR advances rental payment to the Landlord when the Tenant pays late, for up to 30 days rental aging.


OTR resets once the Tenant pays.OTR pricing and terms will be communicated separately at the point of purchase.

7. Limitation of Liability

Speedhome is responsible for processing funds and providing the Platform. Speedhome does not guarantee rental payments or tenant behavior under the Standard Tier.


The Standard Tier does not include insurance coverage. Loss of Rental, Inconvenience Benefit, and Household Contents coverage are available under the Protect and Protect+ tiers.

8. Governing Law

This Agreement shall be governed by the laws of Malaysia. Any dispute shall be subject to the exclusive jurisdiction of the Courts of Malaysia.This Agreement shall be governed by the laws of Malaysia.
